Canada?s hot condo market set to get even hotter

TORONTO ? A new condo report suggests first-time buyers, retirees and population growth will continue to fuel demand and price growth for the compact living spaces over the next few years.

The study by Genworth Canada found that average condo resale prices are expected to rise next year in seven of the eight metropolitan centres studied.

Prices in Toronto are projected to jump 2.5% to $312,352.

The highest increase however, is expected to be in Edmonton where prices could rise 3.2%.

Vancouver is the only city where condo prices are expected to drop, by 2% to $348,152.

The report stands in contrast to warnings from economists and officials that the condo market in some hot markets is reaching bubble territory that could soon burst.

The Bank of Canada and federal Finance Minister Jim Flaherty have cautioned Canadians repeatedly to moderate borrowing on real estate, declaring household debt to be the domestic economy?s number one enemy.

The central bank noted certain segments of the housing market that have a persistent oversupply ? such as condos in Toronto ? face a higher risk of a price correction.

Genworth ? which earns revenue from selling mortgage insurance ? notes that rising prices for single-detached homes are driving first-time buyers to condos, but retirees also continue to prop up demand.

It suggests that the population is expected to grow in all eight cities studied over the next few years, while employment growth and low interest rates should also support the market.

?This data corroborates our view that the demand for condos in Canada, particularly at the price-point we insure, is well supported by our economy and our population,? said Brian Hurley, chairman and CEO of Genworth Canada.

The Genworth Canada report, produced with the Conference Board of Canada, reviewed trends in
Quebec City, Montreal, Ottawa, Toronto, Calgary, Edmonton, Vancouver and Victoria.

Census figures for 2011 released in February show multi-unit dwellings ? a category that includes condominiums ? making up roughly half of all new housing stock, a category traditionally led by detached homes.

The numbers also indicate that Canadians are flocking to urban centres. Toronto?s population jumped more than 17% over the previous census period in 2006.

A recent CMHC report said housing starts and home sales have been strong in 2012 ? particularly when it comes to multiple-dwelling units such as townhouses, condos and apartments ? but will soften moderately in coming months into 2013.

This isn't the first time fitness has been pinpointed as an aid for smoking cessation. University of Exeter researchers previously found that exercise changes activity in the brains of smokers, which corresponded to a lowered craving for nicotine. That study was published in the journal Psychopharmacology.

Civic groups condemn Uganda oil secrecy

George Boden of Global Witness said Tuesday that Uganda's Western donors "need to question the hypocrisy of a London arbitration process which deprives Ugandan civil society of the ability to hold their own government to account on vast public assets."

The tribunal will decide if Heritage Oil should pay $435 million in a capital gains tax from the company's $1.45 billion sale of two Ugandan oil blocks to Tullow Oil in July 2010.

Instead of more protests staged by a small handful of anarchists and other malcontents who misrepresent the facts, the nation is overdue for an honest debate about the fiscal and societal consequences of annually accepting more than one million immigrants. High on the list of immigration-related problems is that legal immigrants have accessed welfare programs even though they are expressly forbidden from doing so.

Immigration regulations, specifically the Immigration and Nationality Act?s Section 212, strictly prohibits immigrants from being admitted if they are likely to become ?public charges,? in other words, welfare recipients. But as is often the case with immigration issues, the difference between policy and reality is stark. Immigrants rely heavily on the federal government for Medicaid, Supplemental Security Income (SSI) and Temporary Assistance for Needy Families (TANF). As for food stamps, another heavily used program, the USDA is advertising in Spanish to encourage more immigrants to sign up.

In summary, according to updated Center for Immigration Studies? research, 36 percent of immigrant-headed households receive benefits from at least one welfare program compared to just 23 percent of families headed by U.S. natives. Among households with children, immigrant welfare use exceeds non-immigrant use by a similarly wide margin: 57 percent to 40 percent.

This month, Senators Jeff Sessions, Chuck Grassley, Orrin Hatch and Pat Roberts, ranking Republican members respectively of the Senate Budget, Judiciary, Finance and Agriculture Committees wrote to Homeland Security Secretary Janet Napolitano and Secretary of State Hillary Clinton demanding to know why the Obama administration refuses to protect American taxpayers from immigrant-perpetrated welfare abuse and fraud.

Although the question is relevant and appropriate, the senators should expect evasive non-answers, at best. More likely is that Napolitano and Clinton will, as they have consistently done, silently endorse the continuation of the existing welfare scandal that leaves Americans holding the bag.

Study First to Detail the Costs of Comprehensive Music Education ...

CARLSBAD, Calif., Aug. 28, 2012 /PRNewswire/ -- A first-of-its-kind study outlines the actual costs of a comprehensive k-12 music education program. The research funded by the National Association of Music Merchants (NAMM) Foundation's Sounds of Learning research initiative, calculates a cost for music education averaging $187 per student annually in the sample school district.

Mark L. Fermanich of the Center for Education Policy Analysis in the School of Public Affairs, now part of the?Buechner?Institute for Governance in the School of Public Affairs, at the University of Colorado Denver conducted the in-depth case study of spending for music programs in a large school district. The study, first published in Journal of Education Finance, is the first to examine financial resources for music education beyond staffing levels. Research such as this can inform budget and policy debates over support for music and the arts, while districts weigh the costs and benefits of cutting funding.

To investigate this issue further, Fermanich's study focused on a school district, which served over 70,000 students during the 2009-2010 school year. The district includes urban, suburban and rural schools with a total district budget of $853 million. From that $13.9 million was allocated to music education representing 1.6% percent of total district expenditures. The sample school district is moderately diverse with 25% minority students and 25% of the student population designated eligible for Title 1 funds available for low-income families. Participation in elective music programs in the district's middle and high school levels mirror the district's demographics, with minorities equally as likely as whites to participate.

"This study sheds light on the true costs of a comprehensive music education," said Fermanich, a Research Associate at the University of Colorado Denver. "It also asks school districts to carefully assess the effects of 'cutting' music education programs as they seek to reduce expenditures or re-allocate funds away from the arts to tested subjects that are measured for accountability purposes."

Based on total enrollment, the study reveals that the music education costs average $187 per student annually. Costs averaged $195 per student at the elementary level (grades 1-5) where general music, a 45-minute music class per three-day cycle, is mandatory. Per student spending in middle school averaged $189 and $143 in high school, as music instruction is elective at the secondary level. ?

The school district examined in this study is committed to a robust music program with general music and instrumental music offerings for all grades. The principals and teachers surveyed in the study placed a high value on music's benefits to their students and their schools. In addition to universal elementary music participation, the study found that over 50 percent of students in middle school and high school participate in elective band, choir and orchestra offerings. The study also found that these core education funds gave these schools better access to quality music instruction. Additionally, participation in school music programs correlated to lowered drop out rates and higher school engagement.[1]

"School districts are facing tough choices as state and local education funding is strained. NAMM encourages school districts to consider the many benefits of music education in comparison to the relatively low cost within the overall budget as revealed by this study," said Joe Lamond, president and CEO of NAMM. "We cannot sell a child's education short for what are pennies on the dollar. Music education is among the best investments we can make in our schools and for our children."

The combined forces of national high stakes accountability with the passage of the federal No Child Left Behind (NCLB) law (20 U.S.C. section 6301, 2001) and the ongoing budget crisis have led school districts to reduce funding for subjects that are not assessed for state accountability purposes. But research suggests involvement in music programs may keep kids in school and boost success in other academic subjects, particularly in math (Deasy 2002; Fiske 1999; Helmrich 2010). The public also supports arts education with 93% of Americans responding that the arts are essential for providing students with a well-rounded education.[2]

"This study represents only a first step," said Fermanich. "Much more can be learned through more complete research into financing and resource uses of music and other arts programs."

When a family gets crafty, we get a craft room! |

Its finally happened! The girls have discovered the joy of crafts ? unfortunately, this means they are constantly pinching all my stuff but I?ll try to be calm about it.

Millie has taught herself to knit rather than sleep and is often found clicking away at midnight. (Her project of choice is an IPod cover if you are wondering)?It was our wedding anniversary on Saturday so Millie and Violet set about raiding the craft supplies and came up with this fabulous card. I can?t remember them being so quiet for such a long period of time for ages. Its ironic that one of my plans for the summer was to get the girls crafting but they have gone on and done it without me.

It?s wonderful to feel that the HUGE collection of craft supplies I have built up over the years have a new lease of life but it has made me how much we have and that we need a blinkin good sortout. I have agreed with OH that our office is to be turned into a craft haven. Its a small room that is shamefully currently the home of our enormous ironing pile. The desk has been donated to a friends shop so needs replacing with a more suitable workspace. An ideal opportunity for us to go to www.thefurnituremarket.co.uk

As for me, I?m into EVERYTHING! My involvement with our local WI has resulted in me picking up my knitting needles again, I?ve learnt to cross-stitch (very slowly) and am gradually finding my way around my sewing machine. We are even embarking on our first attempt at Guerilla Knitting/Yarn Bombing with a huge project being underway. I personally fancy having a go at these lovely knitted synchronised swimmers!

I hate to mention the ?C? word but Christmas present plans are well under way ? I will admit to a couple of unfinished projects from last year being on the list but there?s a lot of ironing to get through first! With only 51 weeks to go until the big 40, time is pressing for the completion of the ironing pile, the conversion into a craft room and learning to be an expert on the sewing machine.

PS The girls added a poem to our anniversary card. I thought I?d share it:

NASA rover returns voice and telephoto views from Mars

ScienceDaily (Aug. 27, 2012) ? NASA's Mars Curiosity has debuted the first recorded human voice that traveled from Earth to another planet and back.

In spoken words radioed to the rover on Mars and back to NASA's Deep Space Network (DSN) on Earth, NASA Administrator Charles Bolden noted the difficulty of landing a rover on Mars, congratulated NASA employees and the agency's commercial and government partners on the successful landing of Curiosity earlier this month, and said curiosity is what drives humans to explore.

"The knowledge we hope to gain from our observation and analysis of Gale Crater will tell us much about the possibility of life on Mars as well as the past and future possibilities for our own planet. Curiosity will bring benefits to Earth and inspire a new generation of scientists and explorers, as it prepares the way for a human mission in the not too distant future," Bolden said in the recorded message.

The voice playback was released along with new telephoto camera views of the varied Martian landscape during a news conference today at NASA's Jet Propulsion Laboratory, Pasadena, Calif.

"With this voice, another small step is taken in extending human presence beyond Earth, and the experience of exploring remote worlds is brought a little closer to us all," said Dave Lavery, NASA Curiosity program executive. "As Curiosity continues its mission, we hope these words will be an inspiration to someone alive today who will become the first to stand upon the surface of Mars. And like the great Neil Armstrong, they will speak aloud of that next giant leap in human exploration."

The telephoto images beamed back to Earth show a scene of eroded knobs and gulches on a mountainside, with geological layering clearly exposed. The new views were taken by the 100-millimeter telephoto lens and the 34-milllimeter wide angle lens of the Mast Camera (Mastcam) instrument. Mastcam has photographed the lower slope of the nearby mountain called Mount Sharp.

"This is an area on Mount Sharp where Curiosity will go," said Mastcam principal investigator Michael Malin, of Malin Space Science Systems in San Diego. "Those layers are our ultimate objective. The dark dune field is between us and those layers. In front of the dark sand you see redder sand, with a different composition suggested by its different color. The rocks in the foreground show diversity -- some rounded, some angular, with different histories. This is a very rich geological site to look at and eventually to drive through."

A drive early Monday placed Curiosity directly over a patch where one of the spacecraft's landing engines scoured away a few inches of gravelly soil and exposed underlying rock. Researchers plan to use a neutron-shooting instrument on the rover to check for water molecules bound into minerals at this partially excavated target.

During the news conference, the rover team reported the results of a test on Curiosity's Sample Analysis at Mars (SAM) instrument, which can measure the composition of samples of atmosphere, powdered rock or soil. The amount of air from Earth's atmosphere remaining in the instrument after Curiosity's launch was more than expected, so a difference in pressure on either side of tiny pumps led SAM operators to stop pumping out the remaining Earth air as a precaution. The pumps subsequently worked, and a chemical analysis was completed on a sample of Earth air.

"As a test of the instrument, the results are beautiful confirmation of the sensitivities for identifying the gases present," said SAM principal investigator Paul Mahaffy of NASA's Goddard Space Flight Center in Greenbelt, Md. "We're happy with this test and we're looking forward to the next run in a few days when we can get Mars data."

Curiosity already is returning more data from the Martian surface than have all of NASA's earlier rovers combined.

"We have an international network of telecommunications relay orbiters bringing data back from Curiosity," said JPL's Chad Edwards, chief telecommunications engineer for NASA's Mars Exploration Program. "Curiosity is boosting its data return by using a new capability for adjusting its transmission rate."

Curiosity is 3 weeks into a two-year prime mission on Mars. It will use 10 science instruments to assess whether the selected study area ever has offered environmental conditions favorable for microbial life.

JPL manages the mission for NASA's Science Mission Directorate in Washington. The rover was designed, developed and assembled at JPL. NASA's DSN is an international network of antennas that supports interplanetary spacecraft missions and radio and radar astronomy observations for the exploration of the solar system and the universe. SingTel says first quarter net profit up 3.2%

Singapore Telecom (SingTel) said on Tuesday its first quarter net profit rose 3.2 percent from a year ago, driven by improved earnings from some regional associates and gains from an asset sale.

Net profit in the three months to June was Sg$945 million ($759 million), up from Sg$916 million in the same period last year and higher than the Sg$919 million forecast by a Dow Jones Newswires poll of analysts.

Revenue totalled Sg$4.53 billion, down 1.6 percent from a year earlier, SingTel said in a statement.

Pre-tax profit from the firm's overseas associates climbed 2.4 percent to Sg$483 million, buoyed by strong earnings growth from Indonesia's Telkomsel and Thailand's AIS.

The gains however were eroded by the Singapore dollar's strength against weaker regional currencies, said SingTel, Southeast Asia's biggest telecom firm by revenue.

As part of its expansion beyond the small domestic market, SingTel also holds significant stakes in India's Bharti Airtel, Pakistan's Warid Telecom, Globe Telecom in the Philippines and Pacific Bangladesh Telecom.

Optus, SingTel's wholly owned Australian subsidiary, reported a 7.4 percent decline in underlying net profit to Aus$161 million, with operating revenue dropping 3.2 percent to Aus$2.24 billion also partly due to the weaker Australian dollar.

SingTel said it booked a one-time gain of Sg$119 million from the sale of its 3.98 percent stake in Taiwan's Far EasTone Telecommunications.

"The group delivered a resilient performance this quarter despite regional currency headwinds and operating challenges in India," said SingTel Group chief executive Chua Sock Koong.

"This reflected the strength of diversity of the group's operations. We are embracing the changes in our industry by strengthening our telco business and establishing new growth platforms in the digital space."

Bharti Airtel's pre-tax contribution to SingTel's overall profit fell 38 percent, partly due to a weaker Indian rupee, while that of Warid Telecom tumbled 49 percent.

Pre-tax profit contributions from Telkomsel, AIS and Globe Telecom however were up.

SingTel said its mobile customer base totalled 462 million as at June 30, up 11 percent from a year ago.

Life Before Paul:

  • During her three years as a lobbyist, Ryan fought primarily for health-related clients, such as Blue Cross Blue Shield Health Insurance Company and the American Physical Therapy Association.
  • Additionally, from 1998 to 2000, Ryan was part of a small team that lobbied the House, Senate and White House on behalf of the Cigar Association of America to exclude cigars from many of the same regulations placed on cigarettes, like warning labels and excise taxes.

Ang Lee's "Life of Pi" to open New York Film Festival

LOS ANGELES (TheWrap.com) - Ang Lee's "Life of Pi" has been selected as the opening-night attraction at the New York Film Festival, the Film Society of Lincoln Center announced on Monday.

The film will make its world premiere on September 28 to kick off the 50th NYFF. It is Lee's second film to open the festival, after "The Ice Storm" in 1997. His Oscar-winning "Crouching Tiger, Hidden Dragon" was NYFF's closing-night attraction in 2000.

With the selection, Lee becomes the fourth director to have more than one film open NYFF. Robert Altman, Pedro Almodovar and Francois Truffaut are the others.

The film will screen in 3D, making it the first NYFF opener in that format.

"Life of Pi," based on the novel by Yann Martel, deals with a young man who survives a disaster at sea with the seeming help of some unusual companions. When 20th Century Fox released a trailer and screened footage at CinemaCon, many viewers were impressed both by the apparent emotion and by the technical artistry.

"'Life of Pi' is a perfect combination of technological innovation and a strong artistic vision," said Richard Pe?a, selection committee chairman and program director for the Film Society of Lincoln Center, in a press release announcing the selection.

"Ang Lee has managed to make a deeply moving, engrossing work that will delight audiences as much as it will astonish them. We're enormously proud to have this film for our Opening Night for the 50th NYFF."

Said Lee, "I have the deepest respect for Richard Pe?a and his team and to be selected by them as the Opening Night Film for the 50th Anniversary is extremely gratifying. I am also excited because this is my hometown, and to be unveiling this film that I am so proud of here is a real pleasure."

Based on a novel that sold more than seven million copies, "Life of Pi" is considered one of the fall's clear awards contenders, and its booking is a coup for NYFF. The film is scheduled for release on November 21.

The festival will conclude on October 14 with a screening of Robert Zemeckis' "Flight."

New oncogene identified for breast cancer

ScienceDaily (Aug. 13, 2012) ? A team of researchers at Case Western Reserve University School of Medicine, led by Dr. Mark W. Jackson, have developed a novel method to identify genes that, when overexpressed, make normal cells behave like cancer cells. Using this method, the Jackson laboratory has identified a new oncogene, which is a gene that contributes to the development of cancer, named FAM83B.

"We made our discovery in a model of breast cancer," said Mark W. Jackson, Ph.D., Assistant Professor, Department of Pathology, Case Western Reserve University School of Medicine, Case Comprehensive Cancer Center. "Using an unbiased screening approach, we let the biology of cancer formation tell us what genes are important and FAM83B was one of the genes that came out of our screen. When FAM83B was overproduced in normal breast cells, it transformed the normal cells, causing them to behave like breast cancer," stated Jackson.

There are relatively few oncogenes that are critical to breast cancer growth, and only one other breast cancer oncogene has been identified in the last 6 years. Breast cancers are classified clinically into subgroups based on the presence of specific proteins, including estrogen receptor (ER), progesterone receptor (PR), and HER2.

"Analysis of breast cancer revealed that elevated FAM83B expression is associated with the more aggressive, triple negative subgroup which lacks ER, PR and HER2," said Jackson. "In short, patients with triple-negative breast cancer would benefit most from the development of new therapeutics."

Novel oncogenes provide opportunities for drug development that may expand the number of therapies available for eradicating cancer and extending the life of patients. "Our discovery provides the foundation for developing new therapies that can inhibit FAM83B in these aggressive cancers, which have traditionally been difficult to treat." We are currently trying to identify drugs that that can inhibit the function of FAM83B." stated Jackson.

This study will appear in The Journal of Clinical Investigation and will be co-published with a discovery from the laboratory of Dr. Mina Bissell at Lawrence Berkley National Laboratories. Dr. Bissell's laboratory discovered an oncogene called FAM83A. Both FAM83A and FAM83B belong to an eight member family of genes that both laboratories propose may drive tumor formation and therapeutic resistance.

Chicago's Kevin Youkilis returned to the lineup after sitting out Sunday's win over Oakland with soreness in his left arm and right knee.

  • 1960: WGBH produced A.R. Gurney?s first TV drama, Love Letters. The only recording was destroyed in the fire.
  • 1963: WGBH received its first Academy Award for Robert Frost: A Lover?s Quarrel with the World
  • 1966: Julia Child was the first educational television personality to receive an Emmy Award.
  • 1968: WGBH produced the first double-channel TV show, What?s Happening Mr. Silver? Viewers were asked to put two TVs six feet apart, tune one to Ch.?2 and the other Ch. 44.
